What is a decorative flake floor?
A decorative flake floor, sometimes called a chip or broadcast floor, is a multi-layer resin system in which colored vinyl flakes are scattered into a wet base coat until the surface is completely covered. After the base cures, the excess flake is scraped and vacuumed away, and one or more clear topcoats seal the chips in place. The finished floor has a speckled, granite-like appearance with a subtle texture underfoot.
Flake floors are the most requested system for garages in Gilbert, and for good reason. They combine the strength of a professional resin coating with a pattern that hides the dust, dirt and tire marks that come with daily life in the desert. They are also one of the most versatile systems we install, working equally well in homes, gyms, auto shops, retail back-of-house areas and commercial restrooms.
Full broadcast versus partial broadcast
Some installers offer a light scattering of chips over a colored base, sometimes called a partial or random broadcast. It costs less in material, but the base color shows between the chips, and the surface is smoother and more slippery. We recommend a full broadcast for nearly every project. Covering the base completely adds film thickness, increases durability, creates a uniform texture and gives a richer, more consistent look.
Full-broadcast floors also hide minor imperfections in the slab better than thin, solid-color coatings. Small surface variations, repaired cracks and patched areas disappear beneath the layered chips, which is especially valuable in older Gilbert homes with well-used garage slabs.
Benefits of decorative flake in Arizona
Hides dust and everyday wear
Blowing dust is part of life in the East Valley. A solid-color floor shows it immediately, but a multi-color flake blend camouflages dust, light debris, water spots and tire marks between cleanings. Most homeowners find they clean a flake floor far less often than they expected.
Built-in traction
The chip layer creates a gentle texture that offers more grip than a smooth gloss coat, especially when the floor is wet from monsoon rain, pool splash or a hose-down. For extra safety, we can add a fine anti-slip aggregate to the topcoat.
UV and heat performance
We seal our flake floors with a clear polyaspartic topcoat that is UV stable and resists hot tire pickup. That means the colors stay true even when the garage door is open all afternoon, and the floor tolerates the extreme slab temperatures of a Gilbert summer.
Easy to clean
The topcoat seals the chips, so the surface wipes clean with a dust mop and occasional damp mopping. Oil, coffee, mud and sports drinks wipe away without staining.
Choosing a flake blend
Flake comes in dozens of blends, from soft neutral mixes to high-contrast combinations. A few guidelines help narrow the choice:
- Neutral grays and tans complement desert stucco, stone and wood cabinets, and they are the most forgiving with dust.
- Blue, black and white accents create a crisp, modern look that pairs well with white cabinets and contemporary homes.
- Darker blends look dramatic but can show light dust more than mid-tone blends.
- Chip size changes the character of the floor. Larger chips look bold and graphic, smaller chips create a finer, more refined texture.
- Base color should complement the dominant tone of the blend so the floor looks rich and uniform.
Color looks different in a showroom, on a screen and under your own garage lights. That is why we bring physical sample boards to every estimate and set them on your floor, so you can see each blend in your actual space before deciding.
How we install a flake floor
Surface preparation
Every flake floor begins with diamond grinding to remove laitance, sealers and contaminants and to create the profile the base coat needs to bond. Grinding is the single most important step. Floors that skip it are the ones that peel.
Repairs
Cracks, pits, spalls and damaged joints are repaired with fast-setting materials and ground flush. Because flake hides small repairs so well, the finished floor looks uniform even on slabs with a lot of history.
Base coat and broadcast
A pigmented base coat is applied section by section. While it is still wet, our installers broadcast flake by hand to full rejection, meaning they keep adding chips until the base can accept no more. This builds a consistent, deep layer.
Scrape, vacuum and inspect
After the base cures, the floor is scraped to knock down raised chips and vacuumed thoroughly. We inspect for any thin areas and touch them up before sealing.
Clear topcoat
A clear polyaspartic or urethane topcoat is applied over the flake. This layer provides the gloss, the chemical resistance and the wear surface. Its thickness determines how textured the floor feels. A single topcoat gives more grip, while a second topcoat creates a smoother, easier-to-clean finish. We help you choose the right balance.
Where decorative flake works well

- Home and commercial gyms
- Auto shops and detail bays
- Commercial restrooms
- Locker rooms
- Retail back-of-house
- Covered patios and walkways
Caring for your flake floor
Sweep or dust-mop regularly and wash with warm water and a mild, pH-neutral cleaner as needed. A soft deck brush works well on textured finishes. Avoid harsh acids and citrus degreasers, and clean up spills from automotive fluids and pool chemicals promptly. Under normal residential use, a well-installed flake floor keeps its appearance for many years. Commercial floors may eventually benefit from a fresh topcoat, which can be applied without redoing the whole system.
Flake floors for businesses
Decorative flake is not only for homes. It is one of the most practical floors for commercial restrooms, locker rooms, gyms, break rooms, veterinary clinics and auto service areas. The textured surface improves footing where water and cleaning products are common, and the pattern hides scuffs and wear between cleanings. When paired with an integral cove base that runs the coating a few inches up the wall, flake creates a sanitary, seamless surface that is easy to mop and disinfect. Businesses can choose blends that complement their brand colors, or keep to neutral tones that look clean and professional for years.
For high-traffic commercial spaces, we typically recommend a thicker build and a second clear topcoat. This adds wear life and makes the surface smoother for auto-scrubbers. See our commercial epoxy flooring page for more on business systems.
How flake compares to other garage finishes
Homeowners often weigh flake against solid-color epoxy and metallic systems. Solid colors offer a clean, uniform look but show dust, footprints and tire marks more readily, which can be frustrating in a busy Arizona garage. Metallic floors are striking but better suited to display spaces than everyday family garages. Flake sits in the sweet spot: attractive, durable, forgiving and textured for safety. It is also the system that best hides imperfections in older slabs, which makes it a reliable choice when a garage has years of cracks, patches and stains.
Another advantage of flake is its repairability. If a heavy object ever gouges the floor, a small area can be ground, rebroadcast with matching flake and topcoated. Because of the multi-color pattern, these repairs blend in far better than patches in a solid-color coating.
What to expect on installation day
Most residential flake floors are completed in one or two days. Expect noise from the grinders in the morning, though our vacuum systems keep dust contained. Once coating begins, the garage door may be partially closed to control conditions, and we will ask that pets and children stay clear of the work area. By the end of the day you will see the finished floor, and we will walk you through care and return-to-service times before we leave.
